BTL Deals of the Week #2 - incl. Bethnal Green studio for just £250k

Scouring the market for quality investments can be daunting and, at times, overwhelming. In this week's Buy To Let Deals video, Kristjan reviews three listings, one for each of the price brackets set out: up to £500k, £500-750k, and £750-1m. The first property is a studio apartment in Bethnal Green on the market for only £250k - a rare event to find property so cheap in London. Our second property echoes last week’s video, as it is another spectacular church conversion. Finally this showcase is rounded off with a four-bedroomed house listed at a very reasonable price of less than £700 per square foot.

Max £500K
This studio instantly caught my eye. Although small, the property is well laid out with a separate bathroom & kitchen. The lack of photos suggests that the interior is not in good condition and will likely need a full refurb but what do you expect for £250k? Bethnal Green performs well as an area with easy access to the City and Central London with the added benefits of Columbia Rd, Broadway Market and the Canal all nearby not to mention an array of parks. Whether you need a pied a terre or a low-cost investment this is a great option for a rare price tag and Id expect a well-refurbished studio here to achieve at least £1300 per month.
£500-750K
Located in the heart of SE1, this stunning 2 bed in a converted church ticks a lot of boxes for me. SE1 has become a popular location with great transport and moments from central London but with a more achievable price tag. Add on top of that it is in a character building and appears to have been converted well and you are looking at a property with character, charm and appeal. From the photos the property looks to be in near immaculate condition so is a turn key property ready to go. At over 800 sq ft it is well proportioned and Id expect it to achieve at least £2100 a month but that could peak as high as £2400.
£750k-1m
It's rare that you see a decent-sized 4-bed house for less than £1k per square foot these days- so this 4-bed 3-bath with both a private garden & roof terrace coming in around £650 appears an absolute steal! Granted, it's not some delicious period property with sash windows but this 4-bed packs a serious punch. 4 proper double bedrooms (5 if you forego the dining room), private garden, roof terrace, 3 bathrooms and lots of light. Located moments from Hackney Downs and all the neighbourhood has to offer, I'd expect this property to achieve at least £1k per bedroom per month. Grab this one because it's about to fly!
