The second property, a luxurious 1-bed, boasts a prime location and could easily be converted into a 2-bed, with the potential to fetch over £3,000 per month. Lastly, the spacious 3-bed with a study and a large private roof terrace, offered Share-of-Freehold and Chain Free, is ready for a complete modernisation to maximise rental income, with the potential to generate over £3,500 per month. Verify lease, ground rent, and service charge information before proceeding, and seize the opportunity to expand your investment portfolio.

Up to £500k

Shoreditch, E2 - Dexters

ExLA property has always delivered some of the best rental yields. This 4 bed should let for at least £4k per month once purchased and refurbished to a modern standard, being moments from Shoreditch and all it has to offer. The property is over 1,000 sq ft so offers good space and natural light too. There is no lease, ground rent or service charge data- so make sure you verify these first when enquiring. This will need a full cosmetic refurb throughout and refurnishing in line with modern tastes to achieve the best levels of income.

£500-750k

Shoreditch, E2 - Anderson Rose

Measuring almost 700 sq ft this property makes for a luxurious 1 bed or, as I envisage, could be cleverly converted in to a decent 2 bedroom layout driving up the level of rental income it will generate. A flagship development in an excellent location, this would get snapped up on the rental market. As it stands, I would expect an income of around £2500 pm however if a good 2-bed conversion was carried out I would expect this income to be £3k+. Again, no lease, ground rent or service charge information is offered so make sure you verify those details before proceeding further.

£750k-1m

Holloway, N7 - Drivers and Norris

Measuring over 1000 sq ft is this 3-bed with study and large private roof terrace. Cosmetically the property is looking slightly dated, so a complete modernisation/refurb would be recommended to maximise income. The property is offered Share-of-Freehold and Chain Free so an easier purchase and I would expect service charges to be low. If refurbished well, I see no reason why this property couldn’t achieve £3500+ per month.
