And we are back for 2023!
Looking for a quality investment can be a bit overwhelming. That's why in this week's Buy To Let Deals video, Kristjan is breaking it down for us by reviewing three listings, all in different price ranges: up to £500k, £500-750k, and £750-1m. So, whether you're a first-time investor or a seasoned pro, you'll find something that fits your budget.
First up this week, is a fabulous one-bed in Stoke Newington N16, listed at just over £300k. With a rental income of at least £1500 per month and the potential to increase to £1750 with some cosmetic updates, it's a great opportunity. Next, we have a spacious 3-bed (with a separate study) in Bow, boasting a large communal garden and modern interiors, perfect for families or sharers with WFH needs. And last but not least, a jaw-dropping 4 bedroom, 2 bathroom house in Leyton, extended out & up with on-trend features and a private garden, ideal for families or sharers and with no lease, Ground Rent or Service Charges to worry about.

Up to £500k
Stoke Newington, N16 - Hemmingfords
This fab 1 bed in Stoke Newington N16 is a bargain at just over £300k! In its current state I’d expect a rental income of at least £1500 per month- with some cosmetic updating to the kitchen & bathroom this could go as high as £1750. The property has a lease of over 100 years however do make sure to verify the Ground Rent & Service Charge costs. Located by Abney Park and moments from Stoke Newington Church Street this would be high on the list for an array of tenants keen to live in this fab location.
£500-750k
This 3-bed (also with a separate study) benefits from a large communal garden space and modern interiors. Whilst 1 bedroom is a single, there are two good-sized double bedrooms and the property has a bona fide WFH office space off the reception. As such, this property would suit a family or sharers with WFH needs. The property has a virtual Freehold (with 992 years remaining on the lease) and low Service Charges at just £600 per annum. I’d expect this to achieve at least £2500pcm for rent and that could climb closer to £3k. The property looks fantastic inside so appears to be a ‘turn key’ investment.
£750k-1m
This jaw-dropping 4 bedroom, 2 bathroom house in Leyton is screaming out to be purchased. Extended out & up, the ground floor offers truly ‘on trend’ living with a side-return extension, skylights, herringbone wood flooring, window seats leading to a decent private garden with patio, laid to grass with a decked area with storage to the end. All the bedrooms appear to be doubles and there is a main bathroom (with separate bath & shower) as well as a 2nd shower room (not en-suite). This would be of huge appeal to a family or sharers alike and I would not be surprised to see this let for £3500pm or more! Being Freehold, there is no lease, Ground Rent or Service Charges to worry about and, following an extension and refurb, this should be good to go with little investment needed on it for the foreseeable future.
