BTL Deals of the Week #11 - featuring a well presented 5 bedroom house in Walthamstow!
Scouring the market for quality investments can be daunting and, at times, overwhelming. In this week's Buy To Let Deals video, Kristjan reviews three listings, one for each of the price brackets set out: up to £500k, £500-750k, and £750-1m.
Property number one of three is a 1-bed flat in east London, listed for auction starting at just £270k. The second listing is a great exLA in need of some upgrading but with loads of space over its three storeys, and finally we have a 5-bedroom house in Walthamstow, already modernised and ready for new tenants to move in!

Up to £500k
Located in Bow E3 near Devons Road DLR is this oversized 1 bed offered at just £270k. We would expect rent here to be in the region of £1400-1500 pm. Apart from a fresh coat of paint and some new furniture (if required- don’t rush out and buy this as you may be able to let it unfurnished). This really is a turn-key opportunity to generate a decent yield. The caveat is that length of the lease, Ground Rent & Service Charges are not stated- so clarify these before proceeding further. Chain free for sale by online auction- bids start at £270k.
This large 3-bedroom house is ready to be transformed into the dream tenant house. Good-sized rooms, well-proportioned windows delivering lots of natural light and an ample size private garden. My advice would be that a refurb would need to include the addition of at least 1 en-suite bathroom. I’d also explore opening up the ground floor a bit and making the garden a low-maintenance, stylish patio garden. Get these right and I see no reason why this place can’t achieve £3500pm or more!
Located moments from Walthamstow reservoirs and Lea Valley Park is this expansive 4-5 bedroom, end-of-terrace house. Presented in great cosmetic order throughout (including a fantastic patio garden ideally prepared for low maintenance needs of most tenants). The property boasts an array of light rooms, recent double glazing, period features and appears in excellent cosmetic order with two stylish bathrooms. I would not be surprised to see this property achieve £4k per month or more and would ideally suit a family or could also work (subject to licensing) as a great HMO.
