base tenancies carry certain charges for Tenants at various stages. These are set out below- if anything is unclear please contact our office and we will be glad to clarify anything for you.
Tenancy Security Deposit
Usually 6 week's rent. We sometimes ask for higher Tenancy Deposits if you are unable to meet all of our criteria during the referencing process and are unable to provide a suitable Guarantor. Pet's carry additional charges (contact our office for details).
Rent
Rents are usually paid monthly in advance and usually fall due based on the contract start date.
References
We currently charge £36 (£30 + VAT) per person being referenced.
Compliance Admin Fee
In order to undertake all the necessary reference and regulatory checks (such as Right to Rent, AML, etc.) we charge a fee of £120 (£100 + VAT) per Tenancy application.
Inventory Check Out Fee
Our Check Out fees start at £84 (£70 + VAT) and will be confirmed in the official Offer Email before you pay us anything.
End of Tenancy Fees
We do not charge any end of tenancy fees to our tenants.
Renewal Fees
We do not charge our tenants any fees to renew a tenancy with us.
Change of Tenant
We understand that, sometimes, a Tenant may need to vacate a property during a tenancy. With the Landlord's consent we will gladly facilitate this on the basis that at least one original tenant remains at the property and on the tenancy agreement. Other tenants can change according to the terms set out in the base Tenancy Agreement. The cost to enact this clause (based on one Tenant changing) is £276 (£230 + VAT). We do not specify who pays this however it is normally shared between the vacating and entering Tenants.
Early Termination of Tenancy
We understand that, sometimes, Tenants need to terminate a tenancy before the contract has concluded. With the Landlord's consent we will gladly facilitate this. Tenants are not released until a replacement contract is in place and remain responsible for rent and any other associated costs and charges until such time. Full terms are detailed in the base tenancy agreement. On the basis that a new tenancy can be placed at the same (or higher) rent the vacating Tenants will be required to pay 12% (10% + VAT) of the remaining contractual rent (calculated pro rata to the day). E.g. If you are released one month early on a Tenancy paying £1300 per month then the fee for this would be £1300 x 12% = £156.
