Fees
With the Tenant Fee Ban now in effect below sets out the costs associated with taking a tenancy through base property specialists:
You will be required to pay 1 week's rent as a Holding Deposit to place a property 'under offer' whilst we undertake legal checks (Right to Rent, AML, etc.) and references to ensure you and legally entitled to and are able to fulfill the terms of your proposed tenancy. On the basis your tenancy goes ahead as per the originally agreed terms and all parties sign all tenancy related documentation with 14 days of paying the Holding Deposit this will form part of the costs set out below (and is not a separate/additional cost).
Security Deposit: capped at a maximum of 5 week's rent The 1st month's rent
Other permitted payments which may apply during your tenancy are as follows:
-changes to tenancy documentation -interest charges for late payment of rent -payment to cover reasonable incurred charges to resolve an issue caused by a tenant (e.g. the cost to replace locks & keys if a tenant loses a set) -payment of any unpaid rent or reasonable costs associated with the 'early termination' of a tenancy
Unless stated otherwise the rent does not include any service charges. These are all liable to the tenant(s) examples of this are as follows:
-gas & electricity
-water rates
-council tax
-internet & phone services
-TV license
Tenant protection
base property specialists is a member of the 'propertymark' Client Money Protection scheme (CMP) and is also a member of The Property Ombudsman Scheme (TPOS) which is a redress scheme and alternative dispute resolution service.
