Managing property can be stressful and incredibly time consuming. base management is available to all residential properties within the M25. Our aim is to provide a high quality service that takes care of every aspect when letting out a property. Below is a breakdown of our service:
Rent Monitoring Service
Rental payments will be set up to come directly to the base management account. Our terms dictate that this rent must arrive on or before the due date. We then aim to process our rental payments quickly, deducting our monthly management fee, and forwarding the balance which should reach your account within 7 days. An invoice and account statement will also be sent out each month for your financial records. In the unlikely event that the rent is late, the base tenancy agreements have strict terms in order to deal with this issue and we will take up this matter on your behalf to ensure you receive the rent as quickly as possible.
Maintenance Response
Often a Landlord’s worst nightmare is dealing with regular, and often minor, maintenance issues at their property. base will take care of all of this for you. Unlike most managing agents, base do not set a ‘minimum approval value’- that is to say, we will not conduct any works without first obtaining your consent unless the matter is urgent and presents a risk to the property, the tenants or both. We have our own ‘tried & tested’ contractors which we use for smaller jobs and for larger jobs will always obtain at least 3 quotes for you to choose from. Our mission is to carry out the works quickly and efficiently, causing minimum cost to you, minimum inconvenience to the tenants and ensuring that the works are carried out to a high standard. This also reassures tenants as they can contact base 24 hours a day, 365 days a year in case of an emergency.
Quarterly Inspections
It is important to ensure that your property is properly cared for during a tenancy. In order to do so, base will visit the property each quarter to carry out a detailed property inspection. We always require at least 1 tenant to be present and notify them well in advance. During our inspections we will check that the property is being properly cleaned and maintained by the tenants and will also look for any signs of damage or minor issues which often go unreported. A report will be compiled from each visit and you will be updated accordingly. This allows base, and you the Landlord, to deal with issues on a regular basis ensuring that your property is kept in the best possible condition.
Inventories
We strongly recommend that all properties, managed or not, obtain a full professional inventory before any tenancy commences. With new TDS legislation in place, this is the only way to try to ensure that an ICE (Independent Case Examiner) agrees with any deductions necessary should this situation arise. base can strongly recommend Spectrum Inventories although you are welcome to instruct any company you choose.
Check Out
On or before the last day of the tenancy a base representative will attend the property in order to perform a ‘check out’. It is recommended that the tenants have at least 1 representative present although this is not mandatory. During the check out final meter readings will be taken and a general inspection of the property will be conducted and, if not already returned to the base office, any and all keys relating to the property will be collected. To ensure a detailed inspection of the property, its contents and condition is carried out you are advised to have obtained a professional inventory for which the inventory clerk will carry a check out at the expense of the outgoing tenants (this is often paid in advance by the tenants at the start of the tenancy). No tenant will be permitted access to the property once a check out has been conducted to ensure the property remains secure and unchanged. This process will highlight any issues and/or works that need carrying out as a result of fair wear & tear or abuse and base will then submit a report to you detailing what, if any, action needs to be taken. |
