With TDS legislation in full effect since 6th April 2007 base now strongly recommends all of its Landlords obtain a professional inventory before the commencement of any tenancy.

Although not a legal requirement, most Tenancy Deposit Schemes recommend the use of independent, professional inventories in case a dispute should arise regarding the property, it contents or condition upon termination of a tenancy.

In this instance, it is most likely that an ICE (Independent Case Examiner) will be called in to arbitrate the situation and will decide what, if any, deductions the Landlord is entitled to make. Without an inventory in place, it is most likely that the ICE will side with the tenant and the Landlord will not be able to make any.
