Are the works services offered by base only available to your Landlords and Sellers?

No, our additional London property services including property maintenance, interior design & refurbishment and furniture, are open to property owners across most of London. Some services are even available within close proximity of certain London areas such as Essex and Hertfordshire.

What are your charges for basic maintenance works?

Our handyman service starts at just £50- including the 1st hours labour and a lot of small-medium size maintenance jobs rarely cost more than £100 + Materials.

Are you registered with the appropriate trade organisations?

All of the contractors we use are suitably qualified. Just some of the organisations they are affiliated with include: Gas Safe, Corgi and NICEIC.

Are your contractors insured?

All of our contractors carry suitable professional indemnity and public liability insurance usually to a value of approximately £10m. Please ask for specific information when booking a job so that we can be more specific?

I am thinking of refurbishing my London Property but where do I start?

If you are looking to use contractors then we can provide you with a complete solution where we will help you design and budget the project and can then instruct contractors and project manage the entire process for you. Most initial consultations are free and last approximately 30 mins.

I am happy with the initial consultation- what now?

If you would like to proceed further we now need to complete a detailed estimate of the exact project. This will include all aspects of the project from paint choice to kitchen design- whatever is needed. The charge for this is £100 which is then deducted from your final invoice if you commission us to undertake the project on your behalf.

How accurate are your estimates?

We are very proud that, to date, all of our estimates have been accurate in terms of budget and timeframe. We are very proud of this fact and don’t know many other companies that can boast this after several years of trading. We feel this is a vital part of our service and is just one of the reasons why many clients use us time and time again. We cannot, however, guarantee our estimates- properties can throw up some nasty surprises when undertaking large works but, if this does occur, we will immediately notify you so that we can discuss the implications on the project as a whole and the best way to move forward.

What are your payment terms?

For smaller jobs, such as our handyman services, works are invoiced the next working day and payment should be made to us within 14 days. For larger projects we typically require a deposit of 30% however this varies according to the size and type of job.

Do you works come with a Guarantee?

All of our works come with a 1 year Guarantee.

Are you Gas Safe registered?

Yes, we have several Gas Safe registered contractors and can therefore undertake any residential gas work. We regularly conduct annual Landlord Gas Safety Inspections (CP12), Supply and Install boilers as well as offer boiler servicing and repairs should they be needed.

I work a lot- do I need to be in?

That is not necessary. As long as a set of keys can be made readily available quotes and works can be done unaccompanied. We work with a lot of Landlords, Tenants and Property Companies and it is common-place for us to attend properties whilst the occupants are out or at work. All of our contracts are CRB checked and completely trustworthy.

Who works for you?

We use a range of private contractors and companies whom we have developed long-standing professional relationships with. All contractors are fully CRB checked and have passed extensive reference checks. As we work with a lot of London Landlords and other London Lettings & Management companies as well as private residences, it is essential that we can trust each and every one of our maintenance team to enter your property unaccompanied.

How do you leave the property?

We always endeavour to leave your property ‘how we found it’. Therefore, our contractors will always do their best to dispose of any rubbish and to tidy up after themselves- providing basic equipment (such as a dustpan and brush) is available. For larger projects, we often engage the service of a professional cleaner on satisfactory completion of the works to ensure your complete satisfaction with the final completed project.

Are you able to provide any references or recommendations?

Absolutely, all of our clients have been happy with our works and we already have a series of statements saved on file which we will happily provide for you. We can also provide photos of projects we have undertaken or, you can view many of our projects, via our Interiors page. If that is not enough we may be able to put you in direct contact with one of our previous clients to ensure you have total peace of mind before instructing us.
