Vendors

Selling and buying property is known to be one of life’s most stressful experiences- this is often because people are badly advised or ill-informed. Below is a breakdown of the service base offers as well as some help and advice on how to make the whole process smoother and, often, more profitable.

To find out how great our service is, don’t just take our word for it, visit our feedback page!

Sales Service Breakdown

  • Free Property Appraisal- we can offer approximate property appraisals over the phone or detailed appraisals by attending the property. A detailed appraisal will encompass recommended marketing price, expected sale price and demand assessment.
  • Choice of Agreement- at base we offer all of our Vendors 4 choices when it comes to selling their property. This includes Sole Agency, Joint Sole Agency, Multiple Agency and, unique to base, Sole Head Agency. These can be discussed in further detail at an appraisal.
  • HIPs- a HIP (Home Information Pack) can be organised through base quickly, easily and at very competitive rates. There is also a choice of purchase methods enabling you to delay or breakdown the expense if desired- there is even a ‘no sale, no fee’ option (terms & conditions apply).
  • Marketing your property to Millions- our aim is to upload your property to all internet advertising within 24 hours of being instructed. Properties can go live instantly on our website and will take up to 48 hours to go live on the other portals. To view a list of where we advertise visit the bottom of the page.
  • Applicant Notification via Email and SMS- using our estate agency software, Jupix branch, we are able to notify all applicants of any and all new instructions almost immediately. Once the property has been ‘pushed live’ on the base website we are then able to automatically notify all suitable applicants via email and SMS. This ensures no time is lost in promoting your property no matter where the potential buyer may be at that time.
  • Google Streetview - all of our property listings now feature Google Streetview. This fantastic internet tool allows applicants to explore the local area from the comfort of their chair. They are able to zoom in on the property and others around it and can explore the local streets with ease.
  • Mobile property - our website is also now optimised for property hunters out and about. Whether on an iPhone, Blackberry or any other 3G/Wifi enabled handset applicants can now log in to a mobile version of our website. This stripped down site enables visitors to search our listings and bring up descriptions and photos. All this ensures people get to see your property immediately!
  • Accompanied viewings- all property viewings will be accompanied by a member of base who will be there to answer any and all questions regarding the property, surrounding area. All viewings are then chased up within 24 hours to ensure feedback is obtained.
  • Regular feedback- you will be regularly contacted by a member of base. This can be via phone, email or post (as you prefer) and will update you as to current interest in the property, feedback from applicants and viewings and advice on how best to proceed.
  • Offers- these will be presented to you promptly and in detail including the persons buying position. This will firstly take place over the phone but will then be confirmed in writing.
  • Sales Progression & Conveyancing- The progress of sales will be chased typically once per week with all involved parties updated accordingly. We can also recommend various solicitors to handle your legal matters if you have not already chosen one. These are ‘tried and tested’ solicitors that we have dealt with in the past and have proven to be both highly competent and efficient in sales conveyancing.

Should you have any questions or need help and advice at any time do not hesitate to contact our office of helpful staff.
