Outline Situation

We were approached by Freeholders of a block of 30 flats. The development was 15 years old and had had very little decorative works done over this period. The internal communal areas were looking tired and dated and this was limiting sale & rental prices in the blocks.

Problem

Whilst the residents wanted to see improvements they wanted to keep the cost as low as possible. They also wanted the works not to greatly affect living in the development whilst being carried out. We therefore needed to come up with a good design which fitted a tight budget and could be ‘zoned’ to minimise inconvenience to residents.

Assessment

The refurb needed to be able to handle heavy foot traffic as well as be easy to clean and maintain. The colour scheme had to be modern and practical. If possible, there needed to be elements where areas could be easily replaced/upgraded if damaged excessively.

Project

To refurbish all the internal communal areas including removing of old flooring and installation of new carpets, redecoration of all walls & ceilings, new door furniture throughout and new light fittings. The project was scheduled to take 3 weeks and was broken in to areas to minimise inconvenience to residents.

Pricing

£15,000- this included design, management, materials and all works outlined above. This represented a cost to each flat owner of £500.
